What questions should you ask a potential listing agent?

Do you specialize in land sales, or do you primarily list residential or commercial properties?

Listing, marketing, and selling rural land is highly specialized and very few residential or commercial brokers have the required experience, knowledge, and tools.

Do you have specialized training in land?

Very few real estate agents have taken land specific courses.

Are you an accredited Land Consultant (ALC)?

An ALC is the most highly educated and experienced agent to sell your property.

Do you practice dual agency, or do you represent only your seller client?

An agent that works as a dual agent must divide his loyalty between the seller and buyer. The dual agent is not supposed to help either the buyer or the seller to gain an advantage.
If your agent works as a dual agent they are also representing the buyer and cannot fully represent your interests only.
Dual agency can potentially create conflicts, as well as ethical and moral issues. “No man can serve two masters”.
It is not in your best interest as a seller for your agent to be a dual agent. Your agent should represent you only and work with the buyer as an unrepresented customer or have the buyer represented by another firm.

Do you utilize advanced mapping software such as MapRight?

A land agent should have the ability to create detailed maps and soil reports.

Are you a licensed drone pilot, and do you take aerial photos and create videos
of your listings?

Listings with videos receive far more attention from buyers.

Are you a member of The Realtors Association and The Realtors Land Institute?

An agent that is not a Realtor cannot list your property on the MLS System, and is not bound by the Realtors Code of Ethics

Do you advertise on land web sites such as Land Watch, Land and Farm and
Lands of America?

The majority of buyers are going to use these sites when they are searching for rural land.
